This page outlines the most popular types of loft conversions available in London. Not sure which one suits your home? We’re here to help.
Why a Loft Conversion is a Smart Investment
Loft Conversions add value
When planned and built by professionals, a loft conversion is one of the most effective ways to increase the value of your home.
Not only does it provide extra living space, but it also enhances your property's appeal to future buyers. In today’s market, homebuyers are actively seeking homes with flexible layouts and added square footage.
Based on our experience:
-
Homes in London with a quality loft conversion see an average 25% increase in value
-
In Hertfordshire, the average uplift is around 20%
That’s a serious return on investment.
Loft Conversions add space
With the right team of designers and builders, your loft can become the most versatile room in the house.
At Reservoir Construction, we’ve helped families across North London and Hertfordshire transform unused roof space into dream environments — from relaxing retreats to high-functioning home offices.
Popular uses for your new loft include:
-
🛏 An extra bedroom for children, guests, or even a master suite with an en-suite bathroom
-
💼 A quiet home office, ideal as remote work becomes more common
-
🧘♀️ A personal gym, photography studio, or wellness space
-
🎮 A playroom or hangout area for teens
The possibilities are endless — and we’re here to help you unlock them.
Loft Conversions Types

L-Shaped Loft Conversion
Perfect for properties with an existing rear addition, especially Victorian and Edwardian terraces. We form two dormers — one over the rear roof and one over the main roof — which join in an “L” shape.
This layout provides ample floor area and flexibility, making it ideal for a master suite or two smaller rooms.
Benefits:
-
Extremely spacious layout
-
Great for creating multiple rooms (bedroom + study, or bedroom + en-suite)
-
High demand among London homeowners

Hip-to-Gable Loft Conversion
This type of conversion is ideal for semi-detached or end-of-terrace properties with a sloped (hipped) roof. We extend the hip upwards to create a vertical gable wall, allowing for a full-width rear dormer.
Best for: Homes with sloping side roofs
Benefits:
-
Significantly increases usable floor space
-
Creates a symmetrical roof shape
-
Often combined with rear dormers for maximum space

Rear Dormer Loft Conversion
Dormer conversions are the most common type of loft build we carry out.
We typically construct a dormer window at the rear of the roof, allowing full standing height and maximising the available space. We often form a new bedroom and en-suite with the newly created floor area.
Best for: Terraced and semi-detached homes
Benefits:
-
Excellent internal ceiling height
-
Ideal for adding bedrooms or bathrooms
-
Usually falls under permitted development
-
Good return on investment in London
